PACS-TX APPRAISAL INFORMATION EXPORT - DATA FILES

OVERVIEW
--------
This folder contains a PACS-TX "Appraisal Information" export: a transfer of
appraisal and levy roll data (plus ownership/agent changes) from the Appraisal
District, generated via File > Export > Appraisal Information in PACS.

These files are intended to be imported into Microsoft Access and joined
together (see JOINING THE FILES below).

Ownership information specifically is found in the file:
    2026-07-21_002178_APPRAISAL_INFO.TXT


LAYOUT DOCUMENTATION
---------------------
Two spreadsheets, included alongside this data, describe in detail how each
export file is formatted (field name, datatype, start/end position, length,
and description for every fixed-width column):

  - Appraisal_Export_Layout_-_8_0_34.xlsx
        Layout for the main Appraisal Information export (files listed below).
  - Owner_Agent_Export_Layout_-_8_0_34.xlsx
        Layout for the separate Owner/Agent export (name/address changes and
        ownership/agent transfer information).


FILE LAYOUTS - APPRAISAL INFORMATION EXPORT

The Appraisal Export Layout workbook documents the following record types
(short file name shown in parentheses where one exists):

Note: prior to this layout version, tax deferral dates were populated directly
in APPRAISAL_INFO.TXT. Those fields are now blank filler in APPRAISAL_INFO.TXT;
deferral dates instead live in APPRAISAL_TAX_DEFERRAL_INFO.TXT
(deferral_start_date consolidates what used to be multiple deferral date
fields).

FILE LAYOUTS - OWNER/AGENT EXPORT
-----------------------------------
The Owner Agent Export Layout workbook documents this separate export, used
to send name/address changes and ownership/agent transfer information:

OA_HDR.TXT     - Header (run date/time, change date range, entity)
AGEN_OWN.TXT   - Owner/agent change data records
AO_TOTAL.TXT   - Totals

Note: the Owner/Agent layout itself did not change in this release; its
version number was simply bumped to 8_0_34 to stay in sync with the
Appraisal Information Export layout.

JOINING THE FILES
-------------------
All .TXT files are fixed-width (see each field's Start/End/Length in the
layout workbooks). To reassemble the data in Microsoft Access:

  1. Import each .TXT file as a separate fixed-width table, using the column
     positions from the matching layout workbook.
  2. Join APPRAISAL_INFO (property) to APPRAISAL_ENTITY_INFO and
     APPRAISAL_ENTITY_TOTALS on property ID / entity code as documented in
     the layout workbooks.
  3. Bring in supporting tables (improvements, land, agent, ARB, lawsuit,
     etc.) by joining on property ID as needed.
  4. If importing an Owner/Agent export, join AGEN_OWN.TXT records using the
     key fields noted in the Owner Agent Export Layout workbook (properties
     may have multiple owners, so duplicate property IDs are expected there).
